General Policies and Guidelines
for Major Holidays

Major Holidays include the following and require a two-day minimum stay:

  • New Year's Eve and Day
  • Easter Weekend
  • Memorial Day - Weekend
  • 4th of July
  • Labor Day Weekend
  • Thanksgiving Day and Weekend
  • Christmas Eve and Day
Reservations for major holidays require a deposit equivalent to 1/2 the total charge. The remainder of the total charge is due at check-in.
Cancellation Policy: A cancellation request will be honored up to 14 days prior to the reserved date. A refund of the reservation deposit, less a 10% service fee for credit/debit card transactions plus any expenses for special arrangements (i.e., flowers, special meal preparations, etc) will be provided.

Please Note: If the Innkeeper receives a reservation request for the same time period from a different party, the party holding the initial reservation will be notified by email or phone and required to secure/guarantee the reservation (referred to as a Guaranteed Reservation) by paying the remainder of the total charge within 24 hours of being notified. If the remainder of the total charge is not paid, the deposit, less a 10% service charge for credit/debit card transactions, will be refunded and the reservation cancelled.

Once a Guaranteed Reservation has been made, a refund will be given ONLY if the Innkeeper is able to rebook the Front 30 Ranch Guest House for the same time period. A 10% service charge for credit/debit card transactions plus any expenses for special arrangements (i.e., flowers, special meal preparations, etc.) will be deducted from the refund.

The Innkeeper will exercise due diligence in attempting to rebook the "Guest House". Under no circumstance shall the Innkeeper receive compensation from two different parties for the same time period.
